HOME LOAN REFINANCING

Check Whether Your Current Home Loan Is Still Worth Keeping

A lower rate can help, but the decision should also account for switching costs, the years left on your loan and the features you use. We compare staying with your lender, asking them to reprice, and moving to another lender, then explain the costs and trade-offs before you decide.

When a review makes sense

Four reasons to review your home loan

The right outcome may be a better deal with your current lender, a move, or no change. Start with the reason you are reviewing the loan.
01

Your rate or features no longer suit you

Repayments may have changed, or you may be paying for features you do not use. We compare the current loan with alternatives on the same remaining term.
02

You want to use available equity

A lender may allow equity release for a renovation, an investment deposit or another approved purpose. The amount depends on the valuation, your debts, income and policy.
03

Your fixed rate is ending

Before the fixed period ends, check the revert rate, the likely repayment, the features and any cost of moving. Leaving early can trigger a break cost.
04

Your income, debts or plans have changed

A new job, business income, debt consolidation, separation or another property plan can change what you need from the loan.
Your lending options

Reprice, refinance or keep the loan as it is

We price the choices on the same balance and remaining term, so a lower repayment is not just a longer loan in disguise.
Step one

Ask your lender to reprice

We review a retention offer against the panel. Staying can avoid discharge and setup costs.
Step two

The full cost of switching

Discharge fees, new loan costs, any fixed-rate break cost and valuation fees go into the comparison, with the time needed to recover them.
Step three

Cashback is one line

A cash offer can cut the upfront cost. It does not make the loan cheaper by itself. We still compare the ongoing rate, fees and how long you expect to keep the loan.
Structure

The same remaining term

A longer term can lower the repayment and raise total interest. We compare the new loan over the years left on the current mortgage.
Structure

Debt consolidation

Moving cards or personal loans into the home loan can lower the monthly repayment and stretch that debt over many years, secured against the home.
Structure

The features you will use

Offset, redraw, fixed, variable and split options differ on access and fees. We check them against how you will use the loan.
Why The Lending Institute

A recommendation you can trace back to the numbers

We review the current loan, income, debts, property and plans before approaching a lender. The note explains what was compared and what could change the result.
01

Staying put remains an option

If the current lender's offer holds up after costs and features, we will say so. A review does not start with a decision to switch.
02

About 40 lenders, not every lender

The panel includes banks, non-banks and specialist funders. It does not include every lender in Australia.
03

Income is checked before lodgement

PAYG, self-employed and mixed income are treated differently. We match the evidence to policy before recommending where to apply.
04

One broker manages the file

Milo follows valuation, lender questions, conditions, discharge and settlement, and tells you what is needed at each stage.

Repricing is a different rate or product with your current lender. Refinancing replaces the loan, usually with a new lender. Repricing can avoid switching costs. Refinancing can change the rate, the features or the policy that applies to you.
Compare the full cost over the same remaining term. Include discharge, setup, any break cost and ongoing fees, and the time needed to recover them. A lower repayment alone does not prove the loan is cheaper.
Possibly. The lender assesses income, expenses, liabilities, value and purpose. Consolidation can lower the monthly repayment and increase total interest if short-term debt is stretched over a longer term.
Most files need identification, income evidence, current loan statements and other debts. Self-employed files may also need tax returns, financial statements and BAS.
We aim to submit a complete application within 48 hours of receiving the information and your approval. Valuation, assessment, discharge and settlement are controlled by the lenders.
